COMMERCIAL PROPERTY RENTALS:
Ideal service for commercial property owners. We perform all
aspects of Property Management for you, and look after your property
as if it was our own. Charlott is a licensed Realtor, only a licensed
Realtor can legally rent your property for you (unless you do it
yourself) for more than 30 days. All funds are collected and deposited
in Trust Accounts in accordance with Colorado Real Estate
Commission Rules and Guidelines. Real Estate Commission approved forms are
utilized for the contract between Hannaford Properties LLC and
you, the Property Owner. Bradford Publishing
Software is used for
all of the Leases between Hannaford Properties LLC and
the tenants.
You may provide your own leasing contracts if you desire.
We advertise in the local papers continuously, and utilize periodic
radio spots, internet advertising, yellow pages and real estate
publications at various times.
We will show your property to prospective tenants, if they are
interested, we require them to fill
out a detailed application so we can verify references and employment.
We also require them to authorize us to perform a credit check
at their cost ($20.00 ea. adult). We collect the security deposit,
and the first months rent prior to their moving in. The tenant
is provided with a detailed checklist when they move in so they
can document the condition of the property. This checklist is used
when the tenants move out to determine any damage etc.
We check on the property on a regular basis when it is vacant
to make sure heat is on etc., and we drive by the property when
it is occupied to look for obvious problems. Because we are in
the immediate area we can give your property and your tenants the
attention they deserve. Our leases also provide us access to the
properties at any time, after providing proper notice to the tenant.
Whenever there is a problem of question the tenant will contact
us, not you.
We have a team of subcontractors that we utilize for repairs
and maintenance when required. If there is an emergency, such as
heat
is out/plumbing problem etc., we will take care of it immediately
without contacting you. We will contact you for authorization
for any routine maintenance items prior to their being accomplished.
We work for you and will not spend your money without your approval.
We collect the monthly rent, pay any expenses that you have authorized
and you will receive your check along with a detailed accounting
of any expenses.
When the tenant is ready to move out, they are given a checklist
of items that must be accomplished in order to receive their Security
Deposit. A thorough inspection of the property is performed and
if corrections need to be made they are accomplished and paid for
from the Security Deposit. We do not allow the Security Deposit
to be used for the last months rent.
